Daily rentals in Skopje: rules, taxes and realistic yield expectations
Registration, VAT, tourist tax and why investors in Aerodrom are pivoting toward Debar Maalo.

Daily rentals as an investment class in Skopje have eclipsed self-managed long-term rentals in some districts. Average annual gross yield from a well-styled unit in Centar is 7.8%, and in Debar Maalo 8.4%, while long-term rentals hold around 5.2%. However the regulatory frame tightened in 2025: mandatory registration with the Central Registry, 18% VAT above 90 stays per year, and a per-night tourist tax.
