Skopje 2026: where is the real-estate market heading?

The Skopje real-estate market has undergone a deep transformation over the past five years. Average price per square metre in Centar passed €2,300 by end of 2025, while Aerodrom and Karpos appreciated by more than 18 percent. Equally interesting is the surge in demand in Debar Maalo — a traditionally residential quarter now becoming a magnet for young professionals and work-from-home arrangements. New supply remains modest; the city is building fewer than 1,800 new flats per year, significantly below the historical average. The result is steady growth in both prices and rents, particularly for units rated energy class A or higher. We expect 2026 to bring the first smart projects with fully integrated energy-saving solutions.
