The luxury villas of Skopje in 2026
How Vodno, Bardovci and Kapistec are becoming the addresses for top-tier villas, and what to expect in this market segment.
The luxury-villa segment in Skopje has posted the most impressive growth rates over the past three years — over 24 percent cumulatively. Buyers, traditionally local business owners, broadened in 2025 to include diaspora members and a small number of foreign investors from the Balkans and the wider region. The average price of a newly built villa with pool on the Vodno hillside falls between €1.8M and €3.2M, while reconstruction of existing villas runs €700–€1,300 per square metre. Architectural standards have shifted: fully integrated smart home, energy class A or A+, and a recognised architectural signature are becoming a condition, not a luxury. Building permits for new villas crossed 60 in 2025 — a notable jump from 2022.
